In the off-plan area of Pano Kounoupitsa in the Municipality of Kissamos, the 260 sq.m. residence is developed across two levels, following a clean architectural logic that focuses on integration into the landscape and maximizing the view. Positioning the building at a lower elevation relative to the road ensures privacy while simultaneously allowing for an unobstructed view of the sea.
The building massing is based on two elongated, vertically offset volumes, which compose a simple yet dynamic geometry. Large openings enhance the continuity between indoor and outdoor spaces, while the creation of an internal courtyard introduces the natural element to the core of the residence, strengthening the experiential relationship with the landscape.
The ground floor accommodates the main living areas, with an open-plan layout featuring a living room, kitchen, and dining area, which connect directly to the outdoor space. Two double bedrooms, each with an en-suite bathroom, as well as an additional shared WC, are also located on this level.
The upper floor comprises three bedrooms, two of which feature double beds; all include en-suite bathrooms, ensuring comfort and autonomy for the guests.

The central fireplace serves as a spatial organizing element, subtly delineating different functional areas, while its cladding—using the same material as the floor—enhances the cohesion of the composition.
In the bedrooms, headboard paneling finished with the same floor tiles creates a sense of continuity, while custom-made furniture and carefully selected lighting fixtures reinforce the minimalist character with a touch of understated luxury.
The outdoor area functions as a natural extension of the residence. The 75 sq.m. pool is strategically positioned to create the sensation of floating above the landscape, while the BBQ area, outdoor dining space, and relaxation zones are organized around the views, offering a living experience that combines privacy, comfort, and a direct connection with the surroundings.
